How long do I have to wait to get my property listed?

The payment process takes about 30 seconds and setting up your account takes another 15 seconds! After that, it depends how quickly you type! Allow yourself enough time to set up your property page properly but, if you were in a rush, you could do the whole thing in ten minutes!

When potential buyers call me regarding my property, do I handle the showings and calls?

Yes - YOU stay in control of showings, buyer inquiries and all negotiations... unless, of course, you have retained a selling agent, in which case they are still going to claim their fee, so you might as well get them to do some work!!

Why should I buy or sell using the 'by owner' method?

How do I create my own property pages?

First, go to the "Your Own Web Pages" page and understand the massive package that we're offering. Then, simply chose the service you want and make a tiny investment for a big return!.

Once you've done that, you'll be asked to set up a username and password, after which you'll be taken straight to your Property Dashboard... a truly simple way to set up and manage your own real estate pages at a very small cost.

How many people will see my property pages?

We don't subscribe to the idea that we can just tell you a figure and hope you believe us. That's why every single property page has it's own visitor counter so you get absolute transparency.

Don't forget - it's not the quantity of visitors you get - it's the quality! It takes just ONE targeted visitor to buy your home, but it might take you 10,000 "web cruisers" before you find your purchaser. At Hometown-Property we focus on getting targeted visitors to your web pages.

Is it necessary for me to hire an attorney in order to sell my own home?

In most real estate markets within the United States a title company can handle every aspect of a real estate transaction.

However, the situation is different country-by-country and most customers hire a real-estate lawyer to protect their interests throughout any real estate transaction. A lawyer can (and often does) act as an escrow agent for down payments, evaluate any complicated offers from potential buyers and handle closings.

When selecting a lawyer, choose one that specializes in real estate transactions (and don't be afraid to shop around for competitive rates, you'd be surprised how much money you can save).

Will my email address remain private after I place it on your site?

Yes, we absolutely pledge that your email address will remain totally private. We do not use customer email addresses for any reason other than to communicate details regarding payment and customer service. How do I find out how many people have viewed my property pages?

To view how many hits you have on your property pages, or in other words how many people have looked at your ad, you just log into your Property Dashboard.

At the right hand side of each property link you will see a number in brackets like this... (123456). This shows the total number of visits to that particular property page. (The number of people who have viewed your listing since you posted it).

How do I find property that is listed for sale at Hometown-Property?

Use the menu at the top of the page and click BUY search. (Or RENT search if that's what you want). You can search by location, price, property type and much more.

What is your success rate in regard to selling properties?

Because we're not real estate agents (and don't charge a commission) we are legally prohibited from taking part in the actual sales transaction of any of the properties advertised on our site, which makes it impossible for us to track how many of our properties sell and how quickly.

However, like all real estate marketing, the most important factor is the location of your property. Attractive properties (good homes in good areas priced correctly) sell and unattractive ones don't. It's the same issue that real estate agents face. And, regardless of the property, we clearly have at least the same success rates as full commission real estate agents.

One point to remember is that your property page at Hometown-Property is your "Showcase" and we have given you all the best tools to make a really good case for your property. Take the time to build your web page properly so that it reflects all the good points about your property.

Do you own multiple web sites?

Yes we do. Our "global hub" web site is Hometown-Property.com. However, we run many local real estate sites in order that our buyers and sellers can benefit from local searches and local information.

For my featured home listing, what are the best photos to use?

For your main photo, try to find a good picture of the front of the property that makes the site visitor want to look inside and see more. If possible (and if applicable) pick a photo that shows off the landscaping and other "curb-side" selling points.

The goal is to make home buyers stop on your web page and read about your property and click on the other pictures (to enlarge them). As James Kirke Paulding first said in The New Mirror for Travellers as long ago as 1828, "A picture paints a thousand words", so make sure yours are good.

Most people are happy to click on an "inviting" photo ... one that is taken during on a nice day and gives your property the appearance of being 'clean and comfortable'.

How many photos can I show?

With Hometown-Property you can show your main picture plus up to TWELVE others. On your property page, the main picture will be shown 'full size' (380x285) and your other photos will be displayed at 95x71. However, clicking on any of the images will bring them up to 600x450 (6¼" x 4¾" - 16cm x 12cm)

How often am I charged?

We give you a full choice of payment options. For the seller with a single property, there is no doubt that our Until Sold Platinum Package represents superb value for money. This simple option allows you to make a single small payment and advertise your property at Hometown-Property for as long as you want. There are no renewal charges and nothing more to pay, and your ad will simply run until canceled by you.

With our other packages you can chose one month, three month, six month or twelve month subscriptions. This is ideal for the owner or agent with a multiple property portfolio.

What happens if I cancel?

You are free to cancel your adverts at any time without penalty. If you are paying a recurring subscription, all your ads will continue to run until the end of the subscription period (unless you delete them yourself). We do not offer refunds for any unused portion of a recurring billing period.

What payment methods do you offer?

We offer both PayPal (which accepts payment by card and by e-check) and 2Checkout (which accepts all major credit cards). Both of our payment processors use encryption technology to ensure that your online payments are 100% safe.

If you prefer to pay by check or Western Union, please and let us know what you would like, and we'll do our best to accommodate you.

Edit Your Listing

How do I edit my ad and how often can I edit my ad?

Customers can edit their ads as often as they please.

The editing process is simple. You log in to your Customer Dashboard, choose the property you want to edit (if you have more than one property), click the link that says "Edit Property", make the changes you want and click "Update"

That's it!

How do I upload my property photos?

***PHOTO UPLOAD INFORMATION***

They say that "A picture paints a thousand words", and we agree! One photo is worth any amount of written description, so we think it's important that you do add a picture or pictures to your property page(s).

We have made the process as simple as possible. We display your main photo (the first one you upload) at 380 pixels by 285 pixels (about 4" x 3" or 10cm x 7.5cm). Other pictures are displayed as thumbnails, 95 pixels by 71 pixels (about 1" x ¾" or 2.5cm a 2cm). When a visitor clicks the thumbnail, it will expand to the full size of 600x450 (6¼" x 4¾" - 16cm x 12cm)

Consequently, the best size to upload is something close to 600 pixels by 450 pixels. Certainly you should try to upload a picture that is in a similar proportion (450x340 or 750x560 etc) because otherwise your photo will appear distorted when we show it at 600x450.

As well as keeping your photo to the right proportions, resizing it and saving it at 600x450 prior to uploading serves a second valuable purpose, and that is to increase the speed at which your property page loads. A slow loading page is often closed by viewers as they go elsewhere (and you mustn't assume that everybody has a fast broadband or cable connection. Lots of people are still using 56K modems!). With up to 13 photos, you could doom your property ad to failure simply by uploading massive photos and leaving our software to resize them on screen.

To upload your photos, simply go to the section headed= "Your Website Images" on your property creation/editing page (accessible from your dashboard area). Click on "Browse" against the photo you are editing or adding, then use the dialog box to navigate to the image on your computer.

Repeat this step for each of the thirteen possible images. Once this is complete click the "Upload" button at the bottom of that section of the page

To confirm that your photos have been uploaded properly, just go back to your dashboard and view your property page. If you do not see the photo(s) you just uploaded hit refresh on your browser and they should appear.

Please note that any photo you upload will overwrite any photo currently on the site for this listing at the position you specify.

Can you help me upload my property photos?

Don't worry if your photos are not digital and you don't have a scanner (or maybe you don't feel comfortable uploading photos by yourself)... Hometown-Property is here to help

If you email them one at a time (individually) you should not fall into the "3MB trap". But please be sure to clearly state the order in which you wish the images to appear.

I replaced a photo on my ad with a new photo but my web page still shows the old photo, why?

Your property dashboard allows you to manipulate the images that appear on your property advertisement.

Most Internet browsers store previously viewed images on your hard drive in order to allow faster downloading times when you review the same image. For this reason your photos may not seem to have changed on your property advertisement (your browser is pulling the old image from your "cached" file).

If you have just uploaded new photos to your ad, or if you have changed the order in which they appear, and nothing seems to have changed when you view your web page please remember to hit the "Refresh" button in the toolbar of your browser.

Error Messages and Problems

I got disconnected before I could activate my ad! What now?

Don't worry? Just LOG IN to your Member's Dashboard again, and you can go right back to editing your property page.

I lost my account information, what should I do?

No problem. If you know the email address or the username you used to register, just enter one of them below and we'll send you the details by email to your registered email address.
